A joint development between Hoi Hup Realty and Sunway Developments has acquired the Thiam Siew site, a piece of land between Tanjong Katong Road and Haig Road, located at Tanjong Katong D15, Thiam Siew Avenue, Singapore.
The $815 million transaction, conducted via a competitive bidding process, will give the joint venture ownership of two lots intended for residential development. According to the 2019 URA Master Plan, the land has an area of 263,794 square meters and a plot ratio of 2.8.
Considering the purchase price and estimated development expenses of approximately $284 million, the land value is approximately $1,488 per square meter. Including an estimated 7% balcony area, or about $39.3 million, brings the land price to 1,440 psf.
According to project developers, two luxury skyscrapers with more than 800 residential units will be built on the site. Thanks to its strategic location in the 15th district, the market should accept the project.
